Understanding R-Value & OBC Requirements

R-Value measures how well a material resists heat flow — the higher the number, the better the insulation. But code compliance isn’t one-size-fits-all. The Ontario Building Code (OBC, Division B, Part 9 — Sections 9.25 & 9.36)defines minimum insulation requirements by climate zone.


For the Niagara Region (Zone 1–2), the typical minimums are:

  • Attic or roof: R-50 or higher

  • Above-grade walls: R-22 nominal / R-24 effective

  • Basement walls: R-20 continuous or R-12 + R-5 (cavity + continuous)

  • Rim joists: minimum R-12

  • Floors over unheated space: R-31

Adding continuous insulation (foam board or mineral wool) on the exterior is one of the best ways to reduce thermal bridging — the hidden heat loss through studs and framing that even high-R-batts can’t fix.

Common Mistakes to Avoid

Even the right materials won’t perform if installed incorrectly. Some of the most common issues we see on Niagara job sites include:

  • Gaps or compression in batt insulation, cutting its effective R-value in half.

  • Vapour barrier placement errors, leading to trapped moisture and mould.

  • Blocked attic ventilation, especially at soffits, causing ice dams.

  • Uninsulated rim joists — small areas with big heat-loss potential.

  • Ignoring air sealing — insulation slows heat transfer, but air leaks still move warmth out fast.

A proper insulation system always pairs air barrier, vapour barrier, and ventilation to manage moisture and heat as one system.


Weekend DIY Checklist

Start here:

✅ Measure attic insulation depth — aim for 16–20 inches (R-50+).

✅ Seal attic hatches, top plates, and rim joist gaps with low-expansion spray foam.

✅ Check basement insulation for moisture or missing coverage behind studs.

✅ Weather-seal and caulk around wall penetrations (pipes, vents, electrical boxes).

✅ Verify your insulation levels meet OBC Part 9 minimums — or plan for upgrades before deep winter.
